CIRI Turns Former Headquarters into Money Maker

[lightbox link=”” thumb=”×200.jpg” width=”300″ align=”left” title=”2525 C St” frame=”true” icon=”image” caption=””]Prior to CIRI’s 2015 move to its new home, the Fireweed Business Center, it was headquartered for more than two decades at 2525 C Street in Anchorage, a building that was commonly referred to as “the CIRI Building.” While CIRI’s offices are no longer in the building, the property remains a strong asset in CIRI’s real estate portfolio.

Following CIRI’s relocation, engineering firm HDR Inc., an existing tenant in the building, moved into the fifth floor offices, formerly occupied by CIRI. HDR now occupies that entire floor, as well as 85 percent of the fourth floor. First Command Financial Planning, a new tenant, occupies the balance of the space on the fourth floor.

Other current tenants include Cruz Construction on the third floor; Nabors Alaska Drilling Inc. on the second floor; and Specialized Transport & Rigging, Sramek Hightower CPAs and Yukon Title Company on the first floor. Cruz Construction, Specialized Transport and Yukon Title are all new tenants to the building.

Additionally, in 2015, CIRI upgraded the restrooms and common areas in the building that had not been previously renovated as part of its long-term investment strategy to maintain this asset as a Class A income-producing property.

The building is currently 75-percent leased and continues to show as a premier property in midtown Anchorage.
